This was a fun project and I became became fast friends with the owners Lynn and Michael. This was a 1031 exchange.
The story had it that the prior owner bought the house when it was a goat farm and it had goats roaming through the house… literally GOATS. The neighbors were not very happy about the goats and were thrilled when the prior owner found the goats a new home and fixed it up a bit for resale. Lynn and Michael did a 1031 exchange and not too long after that we decided to have a strategy meeting.
We had to give this property a good name because of its history and character… we decided on “Château de La Chèvre d’Or” after a favorite hotel of both of ours in France, it also means “The Golden Goat”.
This property is in a good location in Northern California’s Wine Country and I turned it into an income producing “Vacation Home”. I had a budget of only about $10,000 to purchase all the furnishing, lighting and home decor and I had a lot of work ahead of me…. but got the job done and turned it around ready for cash flow within 2 months. It sounds easy, but trust me there were many all day and late-nights put into this project to get it ready for photos, video and occupancy.
Located on a 4.2-acre, this 3,726 square foot of living space was so much fun to decorate and stage! The estate also included a small vineyard that added to its charm and the location was perfect, no more than a half-hour from Napa, Sonoma, Healdsburg, or Bodega Bay in all directions. Location is KEY!
The entry of the home opened into a spacious grand room featuring vaulted ceilings, a fireplace with a second-floor balcony overlooking from two sides.
The grand room opened onto the backyard patio and pool and also overlooked the gourmet kitchen.
On the main level, the beautiful large master suite opened on t o the backyard deck with a hot tub looking over the pool area which had a great look and feel in addition to the fireplace, jetted tub and shower.
I decided to convert the third garage into a game room, which featured a flat screen TV, sitting area, and a billiards table which was also adjacent to the vineyard on one side and a wine room on the other. Michael and Lynn purchased these gorgeous old barn doors, that eventually were placed giving the wine room access straight to the pool. Talk about an entertainer’s delight!
This private gem of an estate was so much fun to work on and to transform into a viable income producing property with positive cash flow for the owners and a fun getaway for vacationers.
One of my favorite and most proud projects (hence the prior history). Plus, the neighborhood was thrilled too! Who knows, this just might be the perfect home for Lynn and Michael to eventually retire in when they are ready… glad I was part of this journey with them.
